Project Works

Walkthrough, Scope Contract, and Vendor Documents

We assess the community first: the number of homes and buildings, window counts, gutter footage and stories, and how much access and landscaping complexity the property brings. From that we provide a written scope and estimate. Once it’s approved, we sign a scope contract, hand over our certificate of insurance, W-9, and any vendor paperwork the association or management company requires, and collect a standard deposit to reserve the project dates.

Association Notice and Access Coordination

The association notifies homeowners of the project window and arranges the access we need: screen removal, unlocked sliders where interior glass is in scope, and a working water source on the property. We coordinate the multi-day schedule with the property manager. When residents get clear notice ahead of time, the crew reaches every home on the schedule, and any home set up per the contract is covered.

Per-Home Knock and Confirm

On service day, the crew knocks at each home before starting, so residents know we’re there and working. Items near any in-scope windows are noted and protected before we begin.

Window Cleaning

We handle the commercial window cleaning for common-area and entrance glass along with per-home windows. Where interior glass is in scope, we clean it by squeegee and detail it with low-lint towels. Exteriors are finished with a purified-water, zero-TDS water-fed pole system, so the glass dries clear with no spots or streaks, and exposed sills and exposed tracks get wiped. The work runs on purified-water filtration, water-fed poles, and squeegees.

Gutter Cleaning and Downspout Flushing

Gutters are cleared with a camera-equipped gutter vacuum and water poles, and downspout flushing is included: the crew flushes with water, blows air, and runs a small gutter snake to move a stubborn clog. All debris is bagged and hauled off site and the pathways are cleaned. Gutter guards are cleaned on top and flushed, though not removed and reinstalled as standard.

Walkthrough, Sign-Off, and Invoice

We walk the completed community work with the association or property manager for sign-off. Invoicing follows the contract terms only after the work is confirmed. If a section needs another pass, we come back and make it right before anyone signs off.

HOA Exterior Cleaning Pricing in Oakland County

HOA and condominium-community work is priced per community and runs project-based, with a written scope in hand before any work starts. What shapes a given community’s number is spelled out in the estimate.

  • About $3,000 to $10,000, project-based. Priced per community. The figure depends on how many homes and buildings are in scope, the total window count, the gutter linear footage and building height, and how much access and landscaping coordination the property requires. Most projects run over one to five days. A written scope and estimate come first, and a deposit reserves the dates.
  • Bundle savings when windows and gutters go together. Booking both tracks together is the standard for this service, and adding another in-scope service can bring a bundle reduction. Ask when you get your community estimate so it can be worked into the written scope.

HOA Exterior Cleaning FAQs

Access is the association’s responsibility. The association notifies homeowners of the project window and arranges the access our crew needs to do the work. That includes screen removal, unlocked sliders where interior glass is in scope, and a working water source on the property. It’s all set out in the scope contract we sign before the project begins.

Most HOA and condominium-community projects run over one to five days. The exact length depends on the number of homes, the total window count, the gutter footage, and how access is arranged across the property. We coordinate the schedule with the property manager and set it before work begins.

Homes we can’t access on the scheduled day are handled per the scope contract, so exterior work usually proceeds and any interior or screened windows without access are skipped rather than forced. Because access is the association’s responsibility, clear resident notice ahead of the project keeps those skips to a minimum.

If you have gutter guards, we clean the tops and flush your downspouts. We don’t remove and reinstall guards as part of a standard cleaning; pulling them off risks damage. If debris has built up underneath, we can remove them for an added cost, but we won’t put them back on.
